Job Overview:
As a Property Manager you will be responsible for thedaily management of a 400-unit Mitchel Lama cooperative property in downtown Brooklyn.
Your Responsibilities:
Oversee all aspects of building management while acting as a liaison between the Board, shareholders and the Company.
Supervision and training of building staff members (union and non-union).
Work closely with city and federal agents and maintain knowledge of various government agencies and procedures.
Supervise the lead maintenance person in the keeping of preventative maintenance logs, boiler and boiler room logs, supply and parts inventories, and other required records.
Attend board, housing company committee, and general tenant/shareholder meetings.
Track Department of Buildings and Environmental Control Board violations.
Review the arrears report each month to determine the appropriate actions to be taken and work closely with the Landlord/Tenant attorney in the initiation and follow-up of court cases.
Communicate with vendors effectively.
Approve invoices for payment, and ensure they are entered intothe financial system.
Must maintain a calendar of reports to be rendered to the housing company board, the supervisory agencies, and the City of New York, and make sure they are rendered in a timely manner.
Must have a general feel and understanding of potential capital improvement projects and the required reports, permits and paperwork that are required to assure the project's success.
Assure that all service contracts are properly executed, all required insurance policies and permits are obtained, and contracts are approved by the supervising agency.
Responsible for handling emergency situations and crisis management.
Interface with all internal department personnel (accounting, compliance, closings, etc.
).
Maintain and organize electronic and paper tenant and building files.
Respond to all communications (phone, email, etc.
) in a timely and professional manner.
Be familiar with critical provisions of client management contracts.
Maintain substantial compliance and follow Property Management Best Practices, particularly FSRconnect.
Load tasks onto the resident/building database, FSRconnect, in Task Administration within 48 hours of any board or annual meeting.
Skills & Qualifications:
Bachelor's degree required.
Certifications desired.
RAM certification required, otherwise must obtain within 90 days.
Five to Ten years experience in New York City luxury residential condominium and cooperative property management.
Must have superior verbal and written communications skills and proven customer service exposure.
Need to have a high energy type of attitude to deal with the day to day tasks and be able to multi-task under pressure and stressful situations.
Must be extremely organized, consistent, and flexible and adaptable to change.
Proven leadership and teamwork skills and attributes.
Demonstrated experience in large, complex accounts with multiple clients and stakeholders.
Excellent decision making and analytical skills to effectively tackle issues or challenges that may occur daily.
Excellent time management skills to meet deadlines and display efficiency.
Working knowledge of Microsoft office and Windows environment necessary.
Experience with property management software, AvidXchange, ClickPay is a plus.

Compensation:
$110000 - $125000 / year
