Property Management company seeks an Assistant Property Manager to lead the day-to-day management of a 115 unit building in Brooklyn, NY with various private and public funding streams and project-based Section 8 subsidies.
Salary is commensurate with experience.
Assistant Property Manager will provide support to the Regional Property Manager, the Office Property Vice-President and Finance Department and will be responsible for the following duties:
* Provide superior customer service (main point of contact)
* Show apartments to prospects
* Supervise the building superintendent as well as all maintenance staff
* Maintain logs and reports of building maintenance
* Coordinate maintenance repairs with tenants and vendors
* Review Tenant Ledger and NYCHA register on a monthly basis for any rent discrepancies.
* Review Aged Delinquency Report on a monthly basis to determine arrears and report what procedure is in place to reduce the arrears.
* Issues written arrears notice to clients with a follow procedure in place.
* Respond to customer inquiries
* Assist Portfolio Manager, Finance Department and Vice President on special projects
* Review and sign off Invoices on the weekly basis
* Monitoring and enforcing lease violations
* Assist with Annual Recertification (NYCHA and LIHTC).
Property Manager will be responsible for conducting LIHTC and HOME recertifications and ensuring compliance with full time student rule.
* Conduct annual unit inspections as well as schedule for monthly inspection of tenant apartments to assure compliance with all regulatory agency and lease requirements.
* Collects income documentation from clients and update Tenant Income Certification forms in coordination with Property Accountant/Portfolio Manager
* Drafts lease renewal forms and calculate rent based on HUD and/or Rent Guidelines.
* Collects client signatures on lease renewals with Portfolio Manager and Property Accountant.
* Handle the certification and removal of building violation from various NYC agencies
* Collects client signatures on subsidy recertification.
* Compilation of weekly/monthly property reporting including monitoring of building violations (HPD, DOB, ECB, etc.
) capital projects, etc.
* Responsibility for overseeing HDC, tax credit and NYCHA inspection readiness, escorting the inspector(s) around the building, and ensuring that any deficiencies that may be determined by inspectors are promptly corrected.
* Ensure that “Next Available Unit Rule” is applied properly when required
* Assist in preparation of annual budgets and month- end financial close-out
* Screen initial applicants for vacant apartments for LIHTC and HOME compliance.
* Interface with H+H, APS and other social service and referring agencies.
*Requirements:*
Knowledgeable of city agencies (NYCHA, HPD, DOB, ECB, HDC), certifications, violations, etc.
Knowledge of the requirements of HUD for management of project-based Section 8 housing.
Knowledgeable of Rent Stabilized laws
Knowledgeable of building mechanics
Certified Low Income Tax Credit Specialist preferred
Yardi experience (or similar software) Excel, Word, Outlook
Excellent interpersonal and communication skills are required for daily interaction with tenants, management company supervisors, ownership, contractors, and vendors.
Excellent writing and communication skills are necessary.
College degree or equivalent preferred but not required.

Pay: $50,000.
