The Assistant Property Manager will report to a Property Manager and the Vice President for Property Management.
The Assistant Property Manager is part of the team that is responsible for the day-to-day operations of a portfolio of small LIHTC buildings and a commercial building in Brooklyn, to ensure that they are well managed and maintained.
*Job Duties*
*Building/Dwelling Unit/Systems Maintenance*
* Ensures that the day-to-day operations of the buildings are successfully carried out including janitorial, life safety, repairs/maintenance and tenant services;
* Responds to work order requests from building occupants, the Yardi system, city agencies, or owners in a positive and prompt manner;
* Corrects and cures any, and all, violations in the units or buildings, and on the site;
* Maintains the buildings in full compliance with all building codes, fire codes, local laws and regulations;
* Assists on-site staff by scheduling work order and cycle painting appointments and unit inspections with tenants as required;
* Obtains and maintains all maintenance/service contracts and warranties; and
* Schedules, tracks and maintains all cycle painting.
*Tenant relations *
* Collects, posts and deposits rent payments that are obtained directly from tenants;
* Prepares and distributes informational newsletters, flyers, and notices;
* Contacts tenants to collect delinquent rent payments; and
* Conducts building and unit orientations for new tenants at initial move-in.
*Administrative functions *
* Work with the Property Manager to collect/track all tenant and subsidy arrears (including City FHEPS), status of legal actions and requests for financial assistance (such as ERAP payments and One Shot Deals);
* Maintains resident, unit and building data in Yardi and SiteCompli systems as requested, including all work order processing;
* Assists Property Manager with lease renewals and the recertification of tenants for tax credit purposes;
* Sets up and maintains tenant files according to company policy and procedures;
* Monitors security reports and issues lease violations as necessary; and
* Performs other related duties assigned by supervisors
*Qualifications/Skills*
* A minimum of three years of experience working as a property manager for multi-family residential and/or commercial properties;
* Familiarity with affordable housing and commercial operations is preferred;
* Familiarity with low-income housing tax credit compliance is a plus;
* Ability to effectively communicate with residents, management staff, and vendors;
* Ability to work with multiple deadlines, while maintaining efficiency and control over projects assigned, within allowed time frames and changing priorities;
* Strong computer and systems knowledge is essential;
* Familiarity with Yardi is a plus.
*Salary Range*
Salary is commensurate with type and the number of years of experience.
The salary range is between $55,000 - $70,000
