Starting Salary $40,000 to $45,000 a year plus apartment.
Superintendent Routine Responsibilities
We are looking for a live in super for a elevator cooperative building in Crown Heights Brooklyn.
We are looking for someone who communicates well and gets things done.
The total annual compensation is $70,000; the compensation is made up of a $50,000 salary and a one bedroom apartment.
The super has the opportunity to earn additional income by doing side jobs after work.
The principal responsibilities are below.
PRINCIPAL DUTIES AND RESPONSIBILITIES OF SUPERINTENDENT:
To manage the overall operations of the building in conjunction with the Managing Agent, including assuring its safety, maintenance, cleanliness and structural integrity.
A.
CLEANING
BUILDING INTERIOR
• Clean and mop lobby daily.
• Clean floors
• Clean all stairwell and hallway windows and sills, once per week.
B.
BUILDING EXTERIOR
• Sweep daily building entranceways and sidewalks
• Clean 18 inches into the street
• Check daily to remove debris that collects at front sidewalk area
• Promptly remove all snow and ice as weather dictates, keeping sidewalks and entranceways clear.
• Clear debris from roof and yard drains as needed
• Report any defects to the managing agent immediately upon discovery.
C.
GARBAGE
• Sort and package recyclable garbage in accordance with city recycling guidelines.
• Keep the recycling area clean.
• Compact trash and place outside for pick up by Sanitation Department.
II.
MAINTENANCE
A.
GENERAL
• Attend to minor repairs such as painting, plastering, carpentry, plumbing, and electrical in common areas.
• Be available to supervise and assist whenever repairs are being made to the building’s mechanical systems and structure.
• Act as a liaison with third party contractors hired directly by shareholder(s) to do work within such shareholder(s) apartment in order to protect and further the interests of Building.
• Communicate with shareholders, tenants and outside vendors in a courteous, respectful, helpful and professional manner.
• Oversee move-ins/move-outs and delivery of furniture or other large items to ensure that no damage is done to the building, performing a written inspection upon completion.
Monitor that all moves and deliveries are in compliance with the house rules.
• Notify Managing Agent immediately if any tenants have violated any house rules.
• Any other directive issued by Board/Managing Agent
During the hours of 8AM and 5PM, the superintendent must be available to answer telephone calls or text messages from vendors, shareholders or management.
During off hours Superintendent is required to answer EMERGENCY calls only, within 2 Hours.
At the end of the day, the superintendent must conduct a walk-through of entire building to make sure that all entrances and exits are properly secured and alarmed, if necessary.
This task is most important to enhance the building security.
Applicants must be able to communicate well and possess an Osha 52 hour safety training.
